After lots of thought, we have created an option for sellers to work with us in what we believe to be an efficient, cost-effective way of selling, and where we can offer you as much or as little help as you want or need.

What is yours worth?

If you are just wondering what your home might be worth “in case you decide to sell at some point” then you can get a rough estimate on the price, based on other similar properties sold, using government data.

If you would like to have a more accurate valuation of your property, but are not quite ready for one of our experienced home valuers to come to the property, then you can give us details, photos or walk-through videos using our online form, and one of our valuers will research comparable properties, assess your market value and come back to you within 48 working hours from receipt of the information.

Of course, nothing can compare to letting one of our experienced estate agency valuers visit you at the property and discuss the local market, predicted trends, applicant requirements – in order to help you to get your home ready for sale – and offer you an accurate price, should you be ready to place your property onto the market now.

Our selling process in easy steps

We have always had our own way of doing things at Lime Property, and the creation of a more modern method of selling homes seemed to be the next logical step. Our aim is to provide a solution for people who want to control their property sale, whilst receiving guidance from experienced estate agents who sell properties every single day.

Begin the selling process

Step One

One of our experienced local valuers will visit your property. At this appointment they will take a look around the property and gardens (where applicable), they will discuss other similar properties which have recently been sold, telling you all about the current sales market and any predicted trends for the coming few months. This is our opportunity to get to know you and your home better, and for you to ask any questions you have about the selling process or the local sales market in Hull. At this stage we will also discuss the cost of selling and the services available to you.

Getting ready for market

Step Two

You may be ready to instruct us to place your property on the market immediately, or you may have other agents to see or speak to, decisions to discuss with your family, or simply have loose ends to tie up before you are ready to commit to marketing. We will not hassle or rush you with any decision but are here to answer any questions that you have. Once you are ready to proceed you will agree on the service you require, the fee to be paid upon completion and will sign your sales contract.

Photography and measurements

Step Three

The marketing stage is one of the most important stages of the process so it is imperative to get this part right and not to rush anything. If the valuer has asked for your property to be de-cluttered, re-decorated or cleaned, then it is in your own interest to complete this work prior to our marketing expert visiting. At this appointment a floorplan will be drawn up, professional photos taken and maybe a walk-through video if that is in your chosen package. A detailed property brochure will then be prepared for your perusal prior to the property hitting the market.

Once you have accepted an offer, what comes next?

We will formally identify the buyer, a process that protects us and you legally and ensures that we both comply with anti-money laundering legislation.

Legal instructions will be issued to both sets of solicitors. To avoid delay and to make sure that the sale goes smoothly, it is very important that both solicitors are provided with all the information that they need to progress the sale.

The solicitors that we recommend understand how we work. They are friendly and efficient and between us, we will guide you through to completion.

The benefit of using a LOCAL online sales service is that we are just down the road and easily contactable. If you are struggling as the sale progresses and wish to upgrade your package at any time, then you can always call and we will deal with this urgently.

Once we are confident that your sale is progressing well, we will change the status of the property online and on your marketing board from FOR SALE to SOLD.
