01How do we start?

  • Our experienced local valuer will visit your home and provide an opinion as to the value of the property. They will tell you about how we work and answer any questions.
  • You call us when you are ready to have a brochure produced. We will email you with our sale contract before we visit so that you can make sure you are happy with the terms.
  • During the 2nd visit we will take measurements, compile detailed property notes and take some top-quality photographs. You will then decide the asking price.

02The asking price...

  • Once these tasks are completed then we will introduce your asking price into a sales contract and ask you to sign it.
  • We will ask you to provide us with your proof of address and photo ID. This is a legal requirement to comply with Anti-money laundering legislation.
  • We will email you with a draft of the sales brochure including a floor plan and we will tweak the property details until you are 100% happy.
  • Everyone gets a complimentary For Sale board, but if you would prefer to market without one then just let us know.

03...we're live!

  • So, your property details are now in circulation. Depending on the package that you have chosen, you will either control your own viewings or they will be arranged and carried out by our team of experts on your behalf.
  • If you have chosen a stripped-down package then you will negotiate with any prospective buyer. Alternatively, one of our experienced, skilled negotiators will do this on your behalf.   

Offer accepted! Now what?

We will formally identify the buyer, a process that protects us and you legally and ensures that we both comply with anti-money laundering legislation.

Legal instructions will be issued to both sets of solicitors. To avoid delay and to make sure that the sale goes smoothly, it is very important that both solicitors are provided with all the information that they need to progress the sale.

The solicitors that we recommend understand how we work. They are friendly and efficient and between us we will guide you through to completion. The benefit of using a LOCAL online sales service is that we are just down the road and easily contactable. If you are struggling as the sale progresses and wish to upgrade your package at any time, then you can always call and we will deal with this urgently.

Once we are confident that your sale is progressing well, we will change status of the board from FOR SALE to SOLD.

You will not be tied-into using any specific solicitor. We will recommend a trusted, reputable solicitor and provide you with a detailed estimate for the cost of their work. You are then free to obtain your own quotations.

We offer a complimentary key-holding service to enable a smooth transition when the sale completes.

Many agents advertise their services at a low price and then add on big chunks for essential marketing tools. We prefer a more open strategy; NO GIMMICKS or HIDDEN FEES. We will let you know of the exact cost at the start and then we’ll deliver what you’ve paid for.
